The Verbeck Theatre was established as a vaudeville venue. The theatre’s name was changed to the Niles Opera House (operating as such circa 1916) and was alternately known as the Niles Theatre. By 1920, the theatre manager was Benjamin Warner, the father of the Warner Brothers.

A nitrate filmstock fire occurred at the Niles Theatre on 16 September 1920, which destroyed the building. The Warner Theatre was built on the lot and opened in 1921.
